PMAY Subsidy for Building Your Own House
To fulfill the dream of “owning a house” for millions of families in India, the central government has been implementing various housing schemes for many years. Among these, the most popular and widely beneficial scheme is the Pradhan Mantri Awas Yojana (PMAY).
By 2025, approval has been given for the construction of houses for more than 3 crore families who still do not have a home.
The main highlight of this scheme is—government subsidy on home loan interest, direct financial assistance, priority for women, and separate housing schemes for both urban and rural areas.
This article explains the complete details of PMAY in an easy-to-understand manner.
What is Pradhan Mantri Awas Yojana (PMAY)?
PMAY was launched in 2015 with the mission of “Housing for All.”
Under this scheme, economically weaker, lower-income, and middle-income families in the country are supported to build safe, permanent (pucca) houses.
The scheme has two major divisions:
- PMAY-U (Urban) → For beneficiaries in urban areas
- PMAY-G (Gramin) → For beneficiaries in rural areas
Huge Allocation in the 2024–25 Budget
In this year’s Union Budget, ₹1,01,300 crore has been allocated for housing-related schemes.
This is 15% higher than the previous year.
The amount will mainly be used for:
- New house construction
- Interest subsidy
- Providing basic facilities
Main Objectives of the Scheme
- To provide permanent housing to people without homes
- Priority for vulnerable communities (SC/ST/OBC) and women
- To promote eco-friendly and earthquake-resistant houses
- Balanced development of urban and rural areas
- To reduce home construction cost through bank interest subsidy

To avail the benefits, applicants must follow the rules fixed by the government.

- Must not have received benefits from any earlier housing scheme

Income-Based Beneficiary Categories
Family annual income is the main criteria under PMAY. Beneficiaries are divided into the following four groups:

| LIG (Low Income Group) | ₹3 lakh – ₹6 lakh | Low-income households |
| MIG-I (Middle Income Group-I) | ₹6 lakh – ₹12 lakh | Middle-income urban families |
| MIG-II (Middle Income Group-II) | ₹12 lakh – ₹18 lakh | Stable middle-income families |
Benefits Available Under PMAY
